Compliant leases, without the legal headache. Lokatyo is the rental-management platform built by a landlord, for landlords. The iPhone app comes with you on site and at your desk: your properties, tenants, leases and payments, all in one place. Designed for independent landlords and small management teams in France, Lokatyo builds the rules of French rental law straight into the product. You manage your properties; the app handles the paperwork. YOUR PROPERTIES AND THEIR DIAGNOSTICS - Create a property in a few steps, with official address lookup (Base Adresse Nationale). - Capture floor area, equipment, heating and DPE energy rating. - Track your diagnostics (DDT) and pull the risk report (ERP) from Géorisques. - Add photos and documents straight from your phone. YOUR TENANTS AND GUARANTORS - Create individual or company tenants. - Add guarantors (person, company or Visale). - Attach supporting documents. THE LEASE, CHECKED IN REAL TIME - Generate a lease matched to the rental type: unfurnished, furnished, furnished student, mobility or parking. - Lokatyo checks the clauses as you write and flags what blocks activation or deserves your attention. - Send it for electronic signature and follow the signing progress. RENT, WITHOUT THE OVERSIGHTS - Record payments and follow rent month by month. - Generate rent receipts (quittances) and partial receipts, then share them as PDF. - Track security deposits. THE INVENTORY OF FIXTURES, EVEN OFFLINE - Carry out your move-in and move-out inventories (état des lieux) on site, even with no connection. - Take photos room by room with the camera. - Have both parties sign on screen, with a finger or Apple Pencil. - Everything syncs as soon as you are back online; compare move-in and move-out. ALSO - Face ID lock. - Notifications for signature, lease and inventory updates. - French and English. - Your documents archived in Europe. YOUR PLAN, IN THE APP - Free to download, with account creation right in the app. - LIGHT, PRO and ULTIMATE plans (monthly or yearly) unlock advanced features such as electronic signature; PRO includes a 14-day free trial. - A 30-day One-Shot pass and e-signature credits are also available as one-time purchases. - Subscriptions are billed to your Apple account and renew automatically at the same price unless cancelled at least 24 hours before the end of the current period (manage in Settings > Apple ID > Subscriptions). Lokatyo is the mobile companion to the app.lokatyo.com web service: what you create on iPhone appears on the web instantly, and vice versa. This release is for landlords and managers; tenant access will come later. Lokatyo helps you comply with the regulations; you remain responsible for your management decisions.
